Zaragoza flat prices: how August closed
How August closed for home prices in Zaragoza and Aragón according to idealista, and what 2.954% Euribor means if you sell your flat this autumn.
August closed with second-hand home prices in Aragón still well above last year's levels, but with the first sign of a pause in a long while: according to idealista, the average asking price in Spain slipped 0.3% on July. At the same time, 12-month Euribor averaged 2.954% in August, its highest level of the year, which makes borrowing dearer for whoever wants to buy your flat this autumn. If you are selling in Zaragoza after the summer, the market is still strong, but buyers are doing their sums carefully and have less room to overpay.
What the August figures show
idealista's price report, published on 2 September, leaves three points for Aragón:
- Aragón: second-hand homes are up 15.4% year on year in August, above the Spanish average of 12.5%, as reported by Aragón Digital.
- Zaragoza province: prices are 16.9% higher than in August 2025, the biggest rise within the region.
- Spain: the average stands at €2,924 per square metre after a 0.3% monthly fall which, as elEconomista explains, ends a run of 43 consecutive monthly rises.
For Zaragoza city, the latest breakdown idealista had published by early September was for July: €2,350 per square metre. It is a useful benchmark, but it is a city-wide average: differences between neighbourhoods are large, and a specific flat can sit well above or below it.
Asking price is not selling price
All of these reports are based on advertised prices, that is, what sellers are asking. The price finally signed at the notary is usually lower, and the gap depends on condition, floor, whether there is a lift and how the property is presented.
This matters now. A 0.3% monthly dip nationally does not change the annual trend, but it may suggest that some listings are reaching prices buyers will not accept. A flat that comes to market above its real value tends to sit for weeks without viewings, ends up being reduced, and loses appeal next to fresh listings.
August Euribor: why it matters even without a mortgage
The Bank of Spain published on 1 September that 12-month Euribor averaged 2.954% in August, 0.840 points higher than a year earlier. July had closed at 2.855%, according to Europa Press.
As a seller, Euribor reaches you through the buyer:
- Less buying power: with higher rates, the same monthly payment supports a smaller loan, and many buyers arrive with a budget fixed by their bank.
- More comparison: mortgage-dependent buyers scrutinise the price per square metre and compare it with similar flats nearby.
- Longer timelines: mortgage approval and the bank's valuation are part of the sale calendar, so plan for them from the start.
If there is still a mortgage on the flat you are selling, it will normally be cancelled at completion. The details depend on your loan contract, so check with your bank and the notary.
Selling this autumn in Zaragoza: practical steps
September usually brings buyers back after the summer. To make the most of it without rushing:
- Start from a valuation based on your area, not the city average. A free valuation using recent comparables will show where your flat sits in that range.
- Set a realistic asking price. With buyers relying on finance, a well-judged price from day one usually attracts more viewings than a later reduction.
- Get the flat ready for photos and viewings. Tidiness, light and small repairs help buyers see value rather than faults.
- Have your paperwork ready: land registry extract, energy certificate, council tax (IBI) and community fee receipts. For inheritances or divorces, check early who needs to sign and what is required, and take advice from a notary or tax adviser.
In short
August leaves Aragón with strong annual price growth, led within the region by Zaragoza province, alongside a first monthly pause nationally and Euribor at its high for the year. For sellers, it is a good moment if the price is right, less so if you expect the market to absorb any figure. If you would like to know what your flat is worth today, ACG Inmobiliaria offers a free valuation and can support you through the whole sale up to the notary.
