Zaragoza house prices after the summer
Zaragoza house prices after summer 2026: what Land Registrars, INE, idealista and Fotocasa say, and what the figures mean if you plan to sell your flat.
September brought a wave of new figures on house prices in Zaragoza. Each source seems to say something different. Is a square metre worth 2,200 euros or 2,400? Are prices still rising or starting to slow down?
This article brings together the data published up to early October 2026. It explains why the numbers differ and what they mean in practice for anyone thinking of selling a flat in the city.
Sale prices versus asking prices
Spanish housing statistics fall into two families, and mixing them causes confusion:
- Transaction prices. These come from deeds, the Land Registry or bank valuations. They are published by the Land Registrars, the national statistics office (INE), notaries and valuation firms.
- Asking prices. These are the prices in adverts on portals such as idealista and Fotocasa. They show what owners hope to get, not what buyers finally pay.
Each source also covers a different area: Zaragoza city, the province or the whole region of Aragón.
What the deeds show
Transaction data confirm a year of strong growth:
- Land Registrars. Their second-quarter 2026 report puts Zaragoza city at 2,404 euros per square metre, up 15.9% year on year.
- INE. The House Price Index, published on 7 September, shows prices in Aragón up 14.6% year on year in the second quarter. That is the fourth-highest rise among Spain's regions, slightly below the 15.6% of the first quarter.
- Gloval. This valuation firm puts the city at 2,244 euros per square metre in the second quarter, up 14.5%. It also counts 2,041 sales in the city, 16.4% more than a year earlier.
The gap between sources mostly comes down to method: some record declared sale prices, others valuations.
What the adverts show
Asking prices on the portals are rising at a gentler pace:
- idealista. In August, the average asking price in Zaragoza city was 2,343 euros per square metre, up 10.5% on a year earlier. In June the annual rise had been 10.8%.
- Fotocasa. In September, Aragón stood at 2,011 euros per square metre, up 11.4%. The province of Zaragoza reached 2,137 euros.
Taken together, the message is consistent: prices remain high, but annual growth is starting to ease.
Why prices are holding up
Several factors are supporting demand in Zaragoza:
- A growing population. Aragón gained more than 31,000 residents in a year, according to the University of Zaragoza's Real Estate Market Chair.
- Limited new building. The same research group notes that demand for new homes is running ahead of supply.
- Fewer homes for sale. Listings in the province in March were roughly half the level seen in 2022 and 2023.
With fewer competing sellers, a well-presented flat at a sensible price tends to find a buyer more easily.
What this means if you are selling
A rising market does not mean any price will work. The practical lessons are:
- Start from transaction prices, not the most expensive advert in your street. Buyers and their banks compare with real sales.
- Do not assume growth will continue at the same pace. With annual rises easing, listing far above the market and waiting for it to catch up is risky.
- Keep the bank valuation in mind. Most buyers need a mortgage. If the price is well above the bank's valuation, the deal can fall through.
- Make a strong first impression. In an active market the best flats move quickly and poorly presented ones are left behind.
At ACG, every valuation is built on real local sales rather than adverts alone, so the asking price rests on data that buyers can check too.
How to read the next figures
More data will arrive soon: Tinsa's quarterly report, the portals' October indices and, in early December, INE's third-quarter figures. When you read them, check three things:
- Whether the figure is a transaction price or an asking price.
- Whether it covers the city, the province or Aragón.
- Whether the change is monthly, quarterly or annual.
With those three filters, the figures stop contradicting each other.
In short
After summer 2026, house prices in Zaragoza range from about 2,200 to 2,400 euros per square metre depending on the source. Deeds show annual rises of 14% to 16%, while adverts show around 10% and a gradual slowdown. To sell well, set a price based on real sales, keep the bank valuation in mind and present the home at its best.
