Zaragoza housing market: November 2026

The ECB holds rates, Euribor sits near 3.24% and home sales rise in Aragón. What it means if you plan to sell your flat in Zaragoza this winter.

November opens with several pieces of news that matter if you plan to sell a flat in Zaragoza. Interest rates are on hold, Euribor remains high and home sales in Aragón are growing again.

Here is a round-up of the figures published in recent weeks and what they mean in practice if you are thinking of selling this winter.

The ECB pauses

The European Central Bank held interest rates at its meeting on 29 October. The deposit facility rate stays at 2.50%, after rises in June and September.

No new rise is reassuring, but it is not a change of direction. Markets are watching the December meeting closely. For sellers, the pause brings some stability: buyers can work out their monthly repayments with less uncertainty than in the summer.

Euribor at around 3.24%

Most Spanish variable-rate mortgages are linked to 12-month Euribor. Its monthly average for October was 3.239%. In September it was 3.247%. A year ago it stood at around 2.19%, so the index is roughly one point higher.

For buyers, that means mortgages cost more than a year ago. According to Spain's National Statistics Institute (INE), 873 home mortgages were signed in Aragón in August, 4.2% fewer than a year earlier, with an average loan of €144,792.

Home sales keep growing

Despite dearer financing, activity is holding up. The INE reports 1,341 home sales in Aragón in August, up 11.2% on the same month of 2025. Resale homes still dominate: 1,096 of those sales were second-hand properties.

The same release includes another striking figure: 481 homes in Aragón changed hands through inheritance in a single month. Behind each one is a family deciding whether to keep, let or sell.

On prices, the Fotocasa index puts the city of Zaragoza at €2,243/m² in October, 7.0% higher than a year ago. This is an asking price and shows gentler growth than in previous months.

For owners, the message cuts both ways. There is demand and deals are being done, but buyers arrive with a tighter budget than a year ago. That is why getting the price right and presenting the flat well from day one matters so much.

Microsoft breaks ground

On 29 October it emerged that Microsoft has begun preparatory works in Parque Venecia. The company plans to open its data centre campuses in Zaragoza, La Muela and Villamayor de Gállego in 2027.

It is a major investment for Aragón's economy and jobs. However, no study has measured its effect on house prices, so it is best not to make decisions based on this news alone.

What it means if you sell this winter

With dearer mortgages, buyers calculate more carefully. These points will help:

  • A realistic price from the start. Buyers weigh the monthly repayment as much as the price. A sensible price widens the pool of people who can afford it.
  • A quick response. Answer calls and arrange viewings promptly. A buyer with financing in place rarely waits.
  • Buyers with pre-approved financing. Before accepting an offer, find out whether the buyer's bank has already assessed their mortgage. It reduces the risk of the sale falling through.
  • Room for the valuation. The buyer's bank will value the flat. A price well above the market can leave the mortgage short.
  • Clear timings. Some buyers need to sell their current home first or wait for the bank to respond. Agreeing clear dates in the deposit contract (contrato de arras) gives both sides certainty.
  • Good presentation. Winter brings fewer hours of daylight, so take care with lighting in photos and viewings.

At ACG Inmobiliaria we screen buyers and check their ability to obtain financing before moving forward. That way we avoid pointless viewings and sales that collapse at the last minute.

In short

The ECB is holding rates, with the deposit facility at 2.50%, and October's Euribor average is 3.239%. Even so, home sales are up 11.2% in Aragón according to the INE, and the city of Zaragoza stands at €2,243/m² according to Fotocasa. If you sell this winter, go for a realistic price, respond quickly and prioritise buyers with pre-approved financing.
