Pricing your flat to sell in Zaragoza

How to set the asking price for your flat in Zaragoza using idealista's September figures, local comparables and a free professional valuation.

The asking price is the single decision that most affects how your sale goes. A well-judged price brings in viewings from day one. One that is too high can leave your flat sitting on the property portals for weeks without a call.

Here is what the latest Zaragoza figures say, why your neighbourhood average is not enough on its own, and how to set a price with confidence.

What September's figures show

According to the idealista report published on 20 October, the average asking price in the city of Zaragoza was €2,350 per square metre in September. That is 9.1% higher than a year earlier, but only 0.3% up on August.

In other words, prices remain high but growth is slowing. You can no longer count on the market catching up with an inflated price over the coming months.

idealista also shows wide differences between districts:

  • Centro: €3,113/m².
  • Actur: €2,871/m², a record for the area.
  • Universidad-San Francisco: €2,800/m².
  • Montecanal-Valdespartera-Rosales del Canal: €2,530/m².
  • Miraflores-San José: €2,468/m².
  • Torrero-La Paz: €2,198/m².
  • Oliver-Valdefierro: €1,985/m².
  • Avenida Cataluña-Santa Isabel-Movera: €1,797/m².

Asking price is not selling price

These figures reflect what sellers are asking on the portals, not what is signed at the notary. Statistics based on valuations tend to come out lower. Tinsa, for example, put the city at €2,194/m² in the third quarter.

The gap makes sense. A listing shows the owner's expectations, while the final price includes negotiation. If you simply multiply your square metres by a portal average, you will probably start too high.

The cost of overpricing

When a flat is listed above its value, several things happen at once:

  • It gets fewer viewings, because buyers filter by price on the portals.
  • Those who do visit compare it with better flats at the same price.
  • After a few weeks the listing goes stale: regular buyers have already seen it and become wary.
  • A price cut eventually follows, and it is often bigger than the adjustment that was needed at the start.

There is another catch. A buyer with a mortgage needs the bank's valuation to support the price. If the agreed price is well above the valuation, the deal can run into trouble.

Using comparables properly

The district average is a starting point, not the answer. A single neighbourhood includes very different streets, buildings and flats. To fine-tune your price, compare your home with similar ones:

  • Same area, ideally the same or nearby streets.
  • Similar floor area and number of bedrooms and bathrooms.
  • Floor level, lift, orientation and natural light.
  • Condition and recent renovations.
  • Extras such as a parking space, storage room, terrace or central heating.

Pay most attention to flats that have sold or been withdrawn, not just those that have been advertised for months. A flat still on the portals after a long time usually signals a price the market will not accept.

The first weeks matter most

A listing gets the most attention when it first appears. Demand in Zaragoza moves quickly: according to idealista, in the first quarter of 2026, 20% of the homes sold in the city had been advertised for less than a week. Another 28% sold within one week to a month.

So it pays to launch at the right price from day one, with good photos and the flat ready to view. The first two or three weeks will tell you a lot through calls, viewings and buyer feedback. If nobody is interested, the market is sending you a message.

The role of a professional valuation

A professional valuation combines market data with what makes your home unique. It takes into account real comparables, the condition of the flat and the typical buyer in your area.

At ACG Inmobiliaria we offer a free, no-obligation valuation based on our knowledge of Zaragoza's neighbourhoods. We explain how we reach the figure so you can decide calmly.

In short

The city of Zaragoza averages €2,350/m² according to idealista, with growth now slowing. That is an asking price and usually sits above the final selling price. To set your asking price, use close and similar comparables, avoid overpricing and watch the first few weeks closely. A professional valuation helps you get it right from the start.
